The arrangements are made subject to the following conditions. Receipts of the deposit or total booking fee along with signed and completed booking form, is confirmation that the client understands, accepts and agrees to these conditions.
When booking, the client shall pay the specified deposits (normally 30% non refundable unless otherwise stated) or full amount if within 70/90 days. When the booking is accepted, the deposit will be retained and go towards the cost of the total rental cost. We cannot accept responsibility for any delays in the receipt of the deposit or full payment, and our confirmation of the same. The balance is due 70 days before arrival for summer/low season bookings, and 90 days before arrival for winter/high season and Christmas bookings. The required payment must be received within 2 days of confirming the villa rental otherwise we will assume the rental is no longer required and we then reserve the right to cancel the booking.

If in any event the accommodation chosen cannot be provided for any reason, we will undertake to offer alternative arrangements or a full refund for the accommodation.

If clients should cancel the holiday, or we cancel the arrangements due to clients failure to pay the balance by the due date a cancellation charge will be levied based on the following:

Summer: More than 70 days: Deposit only (30%) / 70 days or less: 100% of balance.

Winter: More than 90 days: Deposit only (30%) / 90 days or less: 100% of balance.

(Xmas bookings / where 50% deposit is required at time of booking then cancellation charges are as follows: More than 90 days prior to rental start date will result in loss of the 50% deposit, and cancellation within 90 days would result is 100% loss)

All cancellations must be notified in writing. The effective date of cancellation is the date that your written cancellation reaches us.

Any refunds due will ordinarily be received within 28 days.

Xmas period normally minimum 2 week rental (15 Dec - 10 Jan)
Please note that the deposit required is normally 30% of the booking value, however this may vary from property to property where individual owners may require a higher deposit particularly at peak times such as Christmas/New Year, and for large bookings or multiple villa reservations may require a deposit of up to 50%.
We cannot accept liability for any death, personal injury, sickness, accident, loss (Including luggage and personal effects), delay, increased expenses or any other misadventure being incurred or suffered by clients as a result of the act or default of any company, firm or person concerned with the provision of any arrangements not booked by us. We cannot be held responsible in any way if any cancellation or change is brought by war, riots, civil commotion, terrorist activities or cancellation of air or sea services or any other events beyond our control.
Persons/children under the age of 18 years are not acceptable unless accompanied by parent or adult. On departure we request that outgoing clients vacate the accommodation by 12 pm. On arrival we request that you do not occupy the property before 3pm, although this can be flexible if pre-arranged.
Only persons named on the booking form are permitted to occupy the property. Any unauthorised persons found to be occupying the property will be asked to leave, and could result in the termination of rental for all party members. Large groups (single sex or mixed) only accepted at our discretion and/or the management. Names and dates of birth must be provided as required on booking form. The villa management reserve the right to ask any guests deemed to be behaving in an unacceptable or offensive manner to vacate the villa, and their occupancy terminated, along with all other guests in the party. Additional visiting guests, parties or functions require written consent from the owner or property manager.We act only as booking agent for the rental property, and rely on accurate information provided by the villa management and/or owner. We are not liable for any issues arising at the property, including maintenance/cleaning/functionality of the equipment/facilities. Issues at the property are the responsibility of the villa management and/or owner, and such matters must be brought to the attention of the local management to rectify/repair. You will be given full details of the villa management company with your arrival documentation including local contact and emergency numbers. Any compensation offered by us as a gesture of goodwill will be limited to the commission made on the booking. 
Please consider other guests who may be staying in any adjoining/nearby units during your stay. Any guests who are considered to be spoiling the enjoyment of other guests or behaving inappropriately will be asked to vacate the property immediately. 
Children must be supervised by an adult at all times when using the pool at the property. We cannot accept liability for injury incurred whilst on the premises due to irresponsible behaviour.
Security deposits vary from villa to villa.This will normally be held by credit card at check-in to the villa by the property management. Any such deposits will be refunded to the client after the holiday subject to any deductions for loss or damage, international telephone use or excessive cleaning. Some pre-bookable services such as airport transfers, groceries etc may be required to be pre-paid 7 days prior to arrival and you will be sent a card authorisation form with your villa arrival documents
The owner, agent, and / or their assignees reserve and retain the right of access to the rental premises during your occupancy for purposes of repairs, inspections and showings.
We cannot accept liability for changes in facilities that may occur from time to time in the interim period of booking to arrival.
Please remember that the rental property is an individually owned home, and ask that you treat the property you are renting with the same respect you would your own home, and report any damage, loss etc to the local representative as soon as possible.
Privacy Policy
We respect your right to privacy. Personal information is information about you that is personally identifiable like your name, address, email, phone number, credit card, that is not otherwise readily available. We do not use cookies or any other method to try and track your details. We do not require you to provide any personal information in order to view this site.
No sensitive information of any type is stored on public web servers. Any records needed to complete a transaction or to maintain normal private business and tax records are kept on a non-public system that is separate from web servers. Nor do we spam or abuse email.
